Job Summary:

This position will report directly to the Executive Vice President for Real Estate & Public Affairs (REPA) located in the Outdoor Corporate office in Phoenix, Arizona. Candidates are not currently required to relocate for this position if they live in the Midwest region, (Chicago, Milwaukee and Minneapolis-Saint Paul). Job duties are included but not limited to the description below. Candidates should have a minimum five (5) years management experience in the outdoor industry, above average computation and analytical skills, and experience in digital deployments, cost management, new development and public affairs issues. Additionally, you will be required to travel extensively in the Region.

Responsibilities:

Assist markets in (a) developing and evaluating digital/new inventory and maximizing and upgrading existing inventory to create additional cash flow; (b) protecting and managing existing inventory to secure existing cash flow; (c) reducing site lease, real estate and public affairs expenses; (d) strategically and efficiently using capital monies for new builds and acquisitions; and (e) maximizing value of assets in condemnation.

Monitor, coordinate, manage and oversee company real estate & public affairs/legislative matters. This includes developing and implementing policies, procedures and strategies to develop, preserve, protect, manage and maximize inventory; to defend against threats to the company and the industry; and to effect outdoor advertising-friendly laws. This also includes the day-to-day assistance and strategizing with the markets on current issues, and assisting markets in managing outside resources and developing political and community relationships and public relations campaigns. Interface with OAAA, state associations and other billboard companies on public affairs and legislative matters.

Coordinates with market, internal and outside legal counsel in all matters involving legislation, restrictive zoning, takings, lease contract disputes, code violations and other legal and public affairs matters.

Maintain consistent communications with market real estate and public affairs departments to effectively share resources, ideas, historical and current company and industry information and best practices that are helpful to the markets.

Works with other departments such as sales, marketing, finance and operations to target opportunities, set real estate goals and evaluate legal/governmental issues to effectively set objectives and share ideas to enhance long term growth and profitability.

Provide training for the real estate and pubic affairs departments.

Recruitment and staffing resource for real estate and public affairs departments.

Conduct market visits and reviews.

Minimum Requirements:

Bachelor’s Degree

Five years outdoor advertising management experience (or equivalent qualifications)

Strong analytical, organizational and writing skills and ability to read and interpret complex spreadsheets, documents, navigation of intercompany databases, understand & interpret federal, state, county and local laws.

Strong interpersonal skills and ability to effectively interact with markets, corporate, outside counsel and contacts at other billboard companies. Experience with state and/or local politics.
